Is a sagging ceiling about to collapse?
Treat it as if it could. Saturated drywall carries a great deal of weight and a bulge means water is pooling above the board. Clear the space beneath it, keep people and pets out, do not push on it, and get someone to relieve the water in a controlled way rather than waiting.
A bulge is a worse sign than a stain. A stain says water passed through; a bulge says water is sitting there now, with the board stretching under it.
Taping a bucket under a drip is a reasonable short-term step, but a drip means there is a path, and the water above it is still arriving until the source is closed.
Can a water-stained ceiling just be painted over?
Not until it is dry and the source is fixed. Paint over a wet board and the stain returns, the board keeps softening and whatever is in the cavity stays wet. Stain-blocking primer has its place at the end of a repair, once readings show the cavity and the board are dry.
The question to settle first is whether the board itself is sound. Drywall that swelled, lost its paper bond or sagged does not recover, and a painted version of a failed board is still a failed board.
Insulation is the part people forget. Wet blown-in insulation sitting on the top of a ceiling keeps the board damp from above no matter how good the paint underneath is.
How do you find where a ceiling leak is coming from?
By working above the ceiling rather than below it. A technician follows the wet path along framing, ducts and lines with a moisture meter and thermal imaging, checks the air handler and its condensate drain, and looks at roof penetrations. The pattern and the timing of the stain narrow it quickly.
Timing is a strong clue. A stain that grows during a storm and stops afterward points at the roof or a wall opening; one that grows steadily in dry weather points at plumbing or condensate.
Where the floor above belongs to someone else, access has to be arranged through them or the association. Our condo and apartment water damage page covers how that is usually handled.
What moves the price of ceiling water damage work?
How much ceiling has to come out, whether insulation is wet, the height and access, whether the water was clean or contaminated, how many days the cavity needs to dry, and whether emergency tarping or a repair follows. The scope is explained and approved before any cutting starts.
A single wet patch in a hallway is a small job. A living room ceiling with a two-story volume, a vaulted or coffered finish, or textured board that is hard to match costs more in labor and in care.
Height and access matter on their own: scaffolding or a lift for a high ceiling changes the work before anyone touches a board. Factors are set out in the cost guide.
Will a ceiling leak cause mold?
It can, because a ceiling cavity is dark, still and often holds wet insulation against the board. The EPA advises drying water-damaged materials within 24 to 48 hours, and a ceiling frequently misses that window because the water is above the finish and nobody sees it in time.
That is why the insulation comes out and the cavity is measured rather than closed up on a hopeful guess. Mold can trigger allergy and asthma symptoms in some people.
Where growth is already established, Florida licenses mold assessors and remediators for mold areas above a statutory size and licences can be checked on the DBPR website; our mold remediation page covers how the work is contained.
